Introduction to health and safety

At Nuneaton and Bedworth Borough Council (NBBC), we take your safety seriously. Our role as your landlord is to ensure that every home we manage is safe, secure, and compliant with housing law.

We have a legal duty under UK legislation to identify risks, maintain essential systems, and carry out regular checks to prevent harm. Your home is not just a property - it is where you and your family should feel safe.

The Housing Safety and Compliance team is responsible for overseeing the key safety areas, commonly known as the “Big 6”:

  • Gas Safety
  • Electrical Safety
  • Fire Safety
  • Asbestos Management
  • Legionella Control
  • Lift Safety

We also need your help. Allowing access for inspections, reporting problems quickly, and following safety advice are essential parts of your tenancy agreement. Working together keeps everyone safe.

Your Responsibilities as a Tenant

As a tenant, you play a crucial role in maintaining safety in your home. You must:
Allow NBBC and our contractors access to carry out legally required inspections, tests and repairs.
If you live in a house, test your smoke alarms regularly and report any faults.
If you live in a flat, the communal fire alarm system is maintained by Trinity, but please report any issues (beeping alarms, damage, or faults) to us immediately.
Report issues immediately such as gas smells, electrical faults, water leaks, or damaged materials.
Never attempt DIY repairs on gas, electrical, or asbestos-containing materials.
Keep communal areas, walkways clear and never block fire exits.

Failure to allow access for legal checks (such as gas servicing) could lead to legal action and even loss of your tenancy. These checks are required by law to keep you and your neighbours safe.
