Phase Three Regeneration Programme

Camp Hill Phase Three
The regeneration of Camp Hill Phase Three will transform the area, with 370 properties demolished to make way for more than 800 new homes, providing:
 
 
 
 
 
  • A minimum of 25% new affordable homes
  • Quality standards - eco homes, sustainable homes, Building for Life, Secured by Design
  • Energy efficiency
  • The creation of opportunities for people, through a skills and development programme which includes the use of local labour and local services
  • Improved transport links
 
A previous Compulsory Purchase Order, known as 'Nuneaton and Bedworth Borough Council (Camp Hill Phase 3 - Rowan Road, Spring Hill Road and Ludford Road) Compulsory Purchase Order 2008 (No.1),' relating to the area also known as 2a of the Phase 3 redevelopment, was confirmed by the Secretary of  State on the 4th September 2009. Subsequently, the Phase Three development is now well on course, with development partner Barratt Homes on site since Autumn 2009.
 
Compulsory Purchase Order
In order to progress the regeneration of Camp Hill, Nuneaton and Bedworth Borough Council (NBBC) made a Compulsory Purchase Order (CPO) to include the areas known as 2b, 3 and 4 of the Phase Three development, or Phase 3 (2) of the scheme.
 
This Compulsory Purchase Order is known as 'Nuneaton and Bedworth Borough Council (Camp Hill Phase 3 – Queen Elizabeth Road, Hazel Road, Ludford Road, Spring Hill Road and Rowan Road) Compulsory Purchase Order 2010.'
 
A CPO is a legal process that enables Nuneaton and Bedworth Borough Council, to acquire the necessary land and interests to take forward the development.
 
On 29 January 2010 the council made the order and notices were served to all known persons who had an interest affected by the CPO.

General Vesting Declaration (GVD)
 
The vesting date arising under GVD No 1 is 30 July 2010, from which date title to the land together with the right to possession of it will pass to the Council
