Bond Assistance Scheme for tenants

Most private landlords require a deposit before they will offer you a tenancy.  This is normally a months rent as a bond and a month's rent in advance.  This can often mean people on low incomes and benefits cannot afford these initial costs and therefore cannot access private rented homes.  

Nuneaton & Bedworth Borough Council operates a Bond Assistance Scheme to help successful applicants access this type of accommodation.

The scheme is designed to help people who are:-
  • Aged 18 or over
  • Homeless, threatened with homelessness or in housing need
AND
  • On a low income or benefits
 
Under this scheme the council will offer private landlords a paper guarantee (instead of a cash bond) as a bond.  The paper guarantee lasts for 12 months to allow the tenant time to save towards their own bond.
 
Introduction
The Bond Assistance Scheme is designed to help people on low incomes or benefits into privately rented properties. The scheme offers a paper guarantee as a bond to landlords for successful applicants. The applicant will be expected to save towards his or her own bond over a 12-month period.
 
What is a bond?
A bond is a deposit paid to the landlord before you move into their property. This money is returned at the end of your tenancy providing that you have not caused any damage to the property or you owe the landlord any rent. The bond is normally the equivalent to a month’s rent.
 
What is Rent in Advance?
Rent in advance is not the same as a bond. Most landlords want rent in advance so you are always paying for the month ahead.  This scheme does not pay the rent in advance, but the Housing Options Team will help you apply for other funding to cover the Rent in Advance if you are eligible.
 
What is the Bond Assistance Scheme?
The Bond Assistance Scheme offers a paper guarantee (bond) for up to 12 months to help with the initial costs of getting into private rented properties. The scheme is run by the Housing Options Team at Nuneaton & Bedworth Borough Council.
 
Who can apply for the Bond Assistance Scheme?
A savings plan will be agreed as part of your application, based on regular amounts that you can afford. Once you have saved your bond you then pay this to your landlord so you can stay in your home or use these savings as a bond for another property if you want to move.
 
How will I be able to pay the rent?
Private renting is more expensive than council rents but a Housing Options Officer will make sure that the property you are moving to is affordable to you. We will arrange for Housing Benefits to confirm your entitlement before you move into your new home. If you are eligible for housing benefit you will receive this directly to pay your landlord.
