Local Land Charges
The Local Land Charges Section carry out the Council’s statutory function of maintaining a Register of restrictions imposed on land to secure payment of money or limiting the use to which that land can be put.

It also co-ordinates responses to formal enquiries about land from would-be purchasers.
The main duties are:
- The maintenance of the Register of Local Land Charges.
- The processing and co-ordination of searches and enquiries of the local authority.
- Dealing with enquiries from solicitors and the public arising out of the above.
If you are submitting a search, please ensure that the address of the property is correct, the correct fee is submitted, and whilst a plan is not always necessary, it may speed up processing if you have one. Please ensure that if you do submit a plan, it is consistent with the description of the property on the LLC1 and Con29 forms.

Our fees must be set in accordance with new Government legislation see extract below:
Transparency in relation to setting of charges
1. (1) During each financial year, a local authority must publish a statement setting out
(a) the estimates the local authority has made under regulation 6(2) (estimates of total costs and estimates of numbers of requests) in respect of the unit charge for the following financial year;
(b) the basis for those estimates; and the amount of the unit charge it proposes for the following financial year.
The estimated total costs of maintaining the Local Land Charges Register and answering property searches at Nuneaton and Bedworth Borough Council for the financial year 2009/2010 is £113,390. This estimate is based on the approved budget for the section.

To comply with Clause 9 of The Local Authorities (England) (Charges for Property Searches) Regulations 2008, the Council is producing a document as a justification of the above fees. This will appear here in the near future.
