Building Regulations - Service Delivery
What can I expect from the Council regarding Building Regulations?
We want to provide you with a service tailored to suit your needs.
To demonstrate this we aim to:
- Provide free advice prior to you making an application.
- Provide a cost effective service with discounts available for repeat work.
- Examine 90% of all full plans applications within 3 weeks. Many are done quicker than this.
- Confirm acceptance of your building notice within 3 working days.
- Issue a list of key stages of work at which you should notify us so that we can carry out an inspection.
- Be available to answer telephone requests for site inspections from 9.00am.
- Provide an inspection service, with site visits carried out on the day required (Mon-Fri). This is more effective with book requests made in advance where possible (9.00am to 5.00pm).
- Deal with site inspection requests received by 10.00am, subject to demand and workload.
- Provide out of office hours site inspections by prior appointment i.e. early morning, late evening or Saturday morning.
- Issue completion certificates for all work that has been constructed satisfactorily.
- Provide you, if we can, with historical information, subject to copyright and data protection.
- Participate in the National Type Approval and Partnership schemes.
- Provide you with local knowledge of ground conditions.

How you can help us achieve these aims.
1. By checking the public sewer sheets, available from our reception, and obtaining any consent, from Severn Trent, prior to submitting your application. Severn Trent may in certain circumstances instruct us to refuse your proposals or require precautions to be taken to protect the sewer.
Building Notices cannot be used where work affects a public sewer.
2. Enclosing the correct information when making your application. Such as:-
- Full Plans – Completed application form, the correct charge including VAT, the correct number of plans with sufficient detail specifications and calculations to enable us to assess your proposals.
- Building Notices – Completed application form, the correct charge including VAT and if the work is for a new building or an extension of a building, a site plan together with details of how you intend to drain your proposals.
- Regularisations – Completed application form, the correct charge (no VAT is payable), the date when work was carried out and any construction related information you may have to support your application.
- Reversions – Completed application form, the correct charge including VAT and any construction related information you may have to support your application.
3. Depositing full plans applications and building notices as far in advance of starting work as you can.
4. Providing us with any additional information as soon as possible.
5. Giving as much notice as possible when you require an inspection of your work.
6. Notifying us in accordance with your list of key stages of inspection and by providing any certificates to justify as built work.
