Charges

Unless the work is for the benefit of a person with disabilities you will need to pay for the Building Regulation service you receive. Charges are made for the assessment of plans and information and the inspection of work on site.
 
Charges will depend on the option you have chosen and the type of work you are carrying out, current charges and the scheme of charges are available to view/download below.
 

Full Plans Option

A Plan Charge is payable at the time the application is submitted. In most cases an Inspection Charge, covering all visits, will be invoiced to the applicant after the first inspection of the work.
 

Building Notice Option

A single payment is made at the time of submission.
 

Regularisation Option

A single payment is made at the time of submission. NO VAT IS PAYABLE
 

Reversion Option

A single payment is made at the time of submission.
 

Charges For New Dwellings

Table A should be used and the total charge will depend on the number of plots you intend to erect.
If any dwellings total floor area is greater than 300 square metres or it is more than 3 storeys Table C should be used.
 

Charges For Domestic Extensions, Detached Garages Or Carports

Table B should be used when you intend to erect a domestic detached or attached garage or carport, which is not exempt, or build an extension to your dwelling.
 
If you are erecting more than one extension, floor areas must be added together.
 
Table C should be used for any work that does not fit these types such as garages exceeding 60 square metres, loft conversions, extensions or aggregates exceeding 60 square metres or any extension of more than three storeys.
 

Charges For All Other Work

Table C should be used for any work that is not covered by Table A or B.
 
Unless the work solely involves replacing domestic windows and doors the charge is based on the estimated cost of work. The estimated cost means the amount that would be charged in labour and materials for a building contractor to carry out that work.
 
A minimum charge applies to loft conversions and larger domestic extensions.
 

Charges For Multiple Work

If you intend to carry out multiple work you may have to pay charges from more than one table. For example domestic extensions plus other works.
 

Reductions for Repetitive Work

In cases where work is of a repetitive nature reductions in charges may apply. Please contact us to discuss.
 

Exemption for Persons With Disabilities

No charges are made for the following:
  • Alterations to existing public buildings or dwellings to provide means of access or facilities for people with disabilities
  • The extension of a dwelling where the use of the room is for the treatment of the person, storage of medical equipment or to provide necessary accommodation or facilities
