Inspections
What do I do when work starts?
When work starts you will need to contact us so that we can inspect work during construction. A completion certificate is issued if we have carried out the correct inspections and the work is satisfactory.

Why is a completion certificate important?
Legal search procedures require information on the Building Regulation history of a building to be made available when a property is sold. The Government intends to introduce Home Information Packs to assist this.
Failure to gain permissions could result in delays or loss of sale.
An agreed inspection framework will be provided before work Commences. Typical stages include:
- a. At least 48 hours before starting work,
- b. When you have excavated foundations,
- c. When you have placed concrete in the foundations,
- d. When you have installed the damp proof course,
- e. When you have prepared the ground to accept the floor concrete,
- f. When you have installed roof timbers,
- g. When you have installed below ground drain pipes and manholes,
- h. When electrical wiring can be inspected before it is covered over,
- i. When electrical wiring requires testing before it becomes ‘live’
- j. At least 5 days prior to occupation or completion.
For a loft conversion
Notifying us:
- a. At least 48 hours before starting work,
- b. Prior to the covering over of the loft conversion floor joists and any supporting beams/lintels,
- c. Prior to the covering over of alterations made to the existing roof structure,
- d. When electrical wiring can be inspected before it is covered over,
- e. When electrical wiring requires testing before it becomes ‘live’
- f. Prior to plastering/plasterboarding of the completed structure.
- g. At least 5 days prior to occupation or completion.
For the conversion of a garage into a room
Notifying us:
- a. At least 48 hours before starting work,
- b. When you have excavated foundations for the new external wall or exposed the existing floor slab to show that it is suitable to support the new external wall,
- c. When you have started uprating the weather resistance and heat loss properties of the existing floor, walls and roof,
- d. When electrical wiring can be inspected before it is covered over,
- e. When electrical wiring requires testing before it becomes ’live’
- f. At least 5 days prior to occupation or completion.
Notes:
- a. The above stages may not be when we need to visit. The inspection of works programme will be agreed prior to the commencement of work. Additional inspections will be discussed at the commencement visit and during construction. A site visit may involve inspection of more than one stage. Additional inspections not included in the agreed framework may incur an additional charge.
- b. Certain tests may need to be carried out during work to demonstrate that it is satisfactory e.g. sound, drainage, plumbing, etc. These will be arranged with you or your builder.
- c. In addition to the inspection of work you are likely to be asked to provide certificates, from qualified persons, to justify work. These can include:
The energy rating of the dwelling.
CO2 emissions
Robust details - airtightness
Flue spillage tests.
Flue commissioning.
Heating systems.
Hot water systems.
Electrical installations
